Commission irons out ordinances

The Underwood City Commission handled a short list of items at Monday’s regular meeting, discussing zoning ordinance rules for both commercial and residential areas.
Residential zoning questions arose when Tom Schaff requested a building permit on behalf of Jeff Kneebush of Precis Development and potential property owner Betty Luithle.
Luithle wanted to be assured she could move a Champion modular home into Westridge Estates before she buys a lot. After receiving assurance from Kneebush that the modular home is not a "mobile home," and Schaff’s assurance that the specs met the ordinances for Westridge Estates, the commission approved the building permit for the Champion modular home. Following that approval, the commission approved Luithle’s request to buy a lot in Westridge Estates for $1.
Concerning the commercial zoning, the commission approved an amendment that would allow cold storage in the commercial district. There is a provision that the six blocks that encompass the business district in downtown Underwood will be able to have cold storage units, but they must be set back 40 feet from the sidewalk, and they may NOT have garage doors or large loading entry doors that are facing Lincoln Ave. It was noted that property owners may be able to obtain variances regarding the doors, but the property owners would have to make official requests to the commission.
